The developer marked the transfer to Coastline Housing on-site in April alongside Cornwall Council’s portfolio holder for planning, Cllr Sarah Preece.
The homes are all shared ownership and will provide affordable housing for local people.
A further two units will be transferred in June.
The properties are situated on the fourth phase of the development.
When planning consent was awarded, it also triggered financial contributions worth over £200,000 for the benefit of healthcare, education, transport, public open space, and public rights of way in the area, as well as the Fal and Helford special area of conservation.

Persimmon Homes Cornwall & West Devon managing director Andy Hill said: “Persimmon is very proud of the housing we are delivering in Falmouth, especially our housing association properties that will go towards housing families on the Councils’ waiting list.
“Whether they are market or non-market, ensuring a plentiful supply of homes is essential for rural areas like Cornwall to retain its young people and grow the local economy.’’
Cornwall Council’s portfolio holder for planning Cllr Sarah Preece commented: “It is always great to see new affordable housing being built, we all know the challenges we face in the housing sector, and these new homes are a step towards ensuring that those most in need can get a high quality, new home.
“I am pleased to see Persimmon and Coastline Housing working together to ensure this is happening in Falmouth and I look forward to seeing even more homes built for local people right across Cornwall.”
